The Arboricultural Implications Assessment (AIA)

 

Following on from the Tree Constraints Plan the Arboricultural Implications Assessment is the next parameter specified within BS 5837.

The AIA will inform the detailed layout design to the extent that recommendations can be made for tree retention, removal and replacement.

In this context the following will be considered

  • The presence of Tree Preservation Order protection or Conservation Area protection
  • The effect that the development of the site will have on the trees within and close to the boundaries of the site bearing in mind the amenity value and character of the local area
  • Whether or not the design and/or construction of the proposed development can be modified to accommodate the retention of trees which otherwise would be at risk or lost
  • The infrastructure requirements such as easements for underground or above ground services, highway safety and vision splays, substations, garages and parking areas, refuse stores, street lighting and CCTV/satellite broadcasting
  • The end use of any space which is not developed with built form
  • Whether or not the tree losses which may result from development can be mitigated for to and acceptable level
  • The situation with regard to the trees and their proximity to structures, the impact of the trees on those structures and vice versa, taking account of the future growth of the trees and their maintenance requirements
  • The relationship of windows to any trees which may obstruct the passage of light and cause overwhelming shading of adjacent properties. Factors such as the foliage size and density and whether the trees are coniferous or deciduous are important here 
  • The potential for falling leaves to block gutters and other drainage systems together with the potential problems associated with honeydew and falling fruit making the area under the trees crown sticky and slippery
